Peak Concreting Frankston was built around one idea: near the bay, concrete only lasts when the base is matched to the ground beneath it. The bayside strip from Seaford through Frankston to Mornington sits largely on coastal and Red Bluff sands, low in reactivity but loose, so it has to be well compacted or a slab settles under load. Move inland and uphill through Frankston South and Langwarrin and that sand grades to heavier loam and reactive clay that swells and shrinks with the seasons. The low country toward Carrum Downs, Seaford and Waterways is reclaimed swamp with a high water table, while the peninsula spine at Mount Martha throws up granite and steep, undulating blocks.
